Learn your home's market value Setting the right price before you list is critical to getting the most for your home and selling it quickly. You don't want to price it way over the market or under the market. I will do my homework and provide you with a comprehensive detailed property analysis so we can determine what price the marketplace dictates. Pending, expired and sold properties in yourarea going back three or four months will help us to make this decision. Data will be provided by the MLS and also through the public records. Get your home ready to sell As you get ready to sell your home there are usually some simple improvements that can help you get the most for your property and to help it sell quickly. It is very important to make a good first impression to prospective buyers. Quite often a home can be made to look like a model home simply by removing extra items, extra furniture and by moving your existing furniture around. A fresh coat of paint, possibly a new bedspread and throw pillows along with some fresh plants can make a world of difference. Curb appeal is another important thing. We don't want buyers driving by without looking inside simply because the exterior and lawn may not be up to par. I have experience and can give you advice in this area if needed. It doesn't have to be expensive to make big improvements to your home. I work with a home decorator who is experienced in "Home Staging" techniques. She does a beautiful job.
Make it easier for buyers to make a decision You, as the seller are required to provide certain disclosures to the prospective buyers. I say.... why not have these disclosures ready when the house goes on the market. I recommend that the Transfer Disclosure Statement (TDS) is completed as well as a Termite Report prior to putting the house on the market. It is also a good idea to have a Pre-Sale Escrow opened so that buyers can review the title companies Preliminary Title Report. All these things cut down on the amount of time it takes a buyer to make a decision. The contingency time in the purchase contract can then be greatly reduced. These are only suggestions you may want to consider.

The offers are in....now what? We will sit down together, evaluate the offers and choose the one that best suits your needs. My first concern is you and your best interest. We are not only looking for the most money, but we are looking for the best qualified buyer. A buyer who is "Pre-Approved" with his lender is someone you should consider. You don't want to waste valuable time with a buyer who after almost three weeks can't get a loan! There are many factors in the purchase contract to consider when evaluating offers. After the decision is made and the escrow is opened, I will stay on top of all the details and time lines.
I will make sure that any counter offers, contingency removals and reports are completed and approved.. Not only will my duties be performed in a timely manner but I will make sure the buyer's agent has done his/her part and followed the important time lines.
